A wet gravel drive through pasture toward a farmhouse, valley fog in the hills beyond
FOOTHOLD

Land and lodging, cared for as one.

We operate rural getaway properties in Oregon's north Willamette Valley — the rental, the guests, and the ground it all sits on.

For owners

Land. Lodging. Care.

We manage rural property for people who own it and don't want to run it.

Foothold takes on farmhouses, cabins, barn apartments and acreage between Banks and McMinnville. We build the stay, list it, price it, host the guests, turn the place over, and keep the pasture, orchard and fence lines in working condition. One company, one standard, one statement a month.

Most managers handle the door and stop there. The land is what a guest drove an hour out of Portland for, and it is the part of the asset that quietly loses ground when nobody is watching it. We treat both as the same job.

Who we work with

Four kinds of owner call us. You are probably one of them.

01

You've been self-managing, and you're done

The place books. It also eats your evenings, your Sundays and most of August.

02

You have a building that could be a stay, and no idea where to start

A farmhouse, a barn, a cabin at the edge of the pasture. Empty, or nearly.

03

You bought land you love and can't keep up with

Forty acres of pasture, orchard and blackberry that gains ground every June.

04

You're not local, and the place needs someone who is

A gravel drive two hours away, and a list of small things nobody is nearby to do.

See how it works

The corridor

Banks to McMinnville. That's it.

Roughly an hour from Portland at the north end, ninety minutes at the south. We work this corridor only — close enough that a maintenance call is a drive, not a dispatch.

  1. Banks

    Washington County

North end of the corridor. Timber edge, small acreage, the Banks–Vernonia trailhead.

  2. Forest Grove

    Washington County

Services, groceries and a hospital — the practical anchor for properties west of here.

  3. Gaston

    Washington County

Wapato valley floor, grass seed and hazelnuts, Wapato Lake at the edge of town.

  4. Yamhill

    Yamhill County

Where the corridor turns wine country. Vineyard hills to the west, pasture to the east.

  5. Carlton

    Yamhill County

Tasting rooms in four blocks. Strong weekend guest demand, thin lodging supply.

  6. Newberg

    Yamhill County

The Portland-side gateway. Highway 99W traffic and the most visible acreage.

  7. Dundee

    Yamhill County

Red Hills slopes. Highest nightly rates in the corridor, smallest parcels.

  8. McMinnville

    Yamhill County

South anchor. Third Street, the airport, and the corridor's largest visitor base.

The difference

We manage the land and the guest experience as one thing.

A cleaning coordinator can turn a house. A landscaper can mow a field. Neither one is accountable for whether the property is worth what it charges, or whether the ground is in better shape than last year.

We run the grazing rotation and the pricing calendar. We cut the trail and answer the 10pm message. When the fence goes down, nobody has to decide whose job it is.

Sheep grazing a muddy winter pasture beside bare hazelnut rows
Conservation grazing keeps blackberry down, fire fuel low, and the pasture worth looking at from the window.

Our standard

What every Foothold property gets.

See the full standard

The arrival is designed

The gravel is graded, the gate works, the drive is lit, and the door opens on a warm room. A guest decides what a place is worth in the first ninety seconds, and most of that happens outside the house.

Turnovers run to a written standard

Every turnover follows the same checklist and leaves a photo record. Linens changed, not spot-checked. If the standard cannot be met, we block the night.

The land is managed, not mowed

Pasture, orchard, fence, water and trails sit on a seasonal plan written for the property. The ground should be in better condition in five years than the day we started.

Photography is shot in real weather

Fog, wet gravel, low light, woodsmoke. No empty staged rooms, no summer-only gallery for a place that books hardest in October.

Guests get a person, in minutes

Messages are answered same-day, and inside the hour during stays. Maintenance issues get a name and a time, not a ticket number.

Owners get one honest statement a month

Occupancy, average rate, gross and net, every expense with a receipt, and a plain note on what we would change next month.
